An app for condominium administrators under Italian law, shown with a fictional building. On a tablet it records attendance and proxies and works out quorum and majorities live, by heads and by thousandths, with the article of the Italian Civil Code alongside. It works in rooms with no signal and syncs later; owners follow on their phones, and the minutes come out as a PDF.
**The Corte delle Meridiane does not exist**: it is the fictional building I use to show Assemblea, an app for condominium administrators that I built as a real product. It has 24 units, two of them shops, 23 owners including two co-owners, a life interest and a company, and three meetings: one already minuted, one to run today, one to call. The rules are real: quorum, majorities and proxies come from the Italian Civil Code, each with its article and the date I checked it.
**What it does**
- **Owners and share tables**: units, owners, co-owners, life tenants; the ownership table of thousandths, which weighs the votes, and the cost tables, which never do. - **Calling the meeting**: the agenda with the kind of each resolution, checks on the dates of the first and second call, the notices and the delivery list as PDFs. - **On the day, from the tablet**: attendance and proxies within the legal limits, the quorum by heads and by thousandths at every arrival, the vote item by item with the majority that resolution needs, and how much is missing. - **The live view for owners**: on their phones through a QR code, read-only and without names, plus a large-type screen for the room. - **The minutes**: a draft written from what was recorded, corrections with their versions, the PDF made on the tablet, and the signature.
**Try it without an account**
On the home page, «Prova come amministratore» (try it as the administrator) opens the app on the demo data: you run today's meeting, with sample attendance, the vote on the façade and the phones' live view alongside, all the way to the minutes as a PDF. The server's own code runs in the browser on a copy of the data, and the changes stay there: not a single write reaches the server. Every night the demo goes back to the start.
**The hard part**
Meeting rooms often have no signal. The tablet writes every record locally and sends it when the network comes back, and the server applies it once even if it arrives twice; one tablet at a time runs a meeting, so there are never two truths to merge. The tablet makes the PDF of the minutes, even offline: the demo's, four pages, comes out in under two and a half seconds with the processor slowed down four times. The server is small and shared with other apps: at rest Assemblea uses 84 MB, and a hundred phones on the live view add four, since a measurement found a defect that cost ninety.
Vue 3 and TypeScript with PrimeVue, Fastify and MongoDB; every change goes through 418 automated tests and reaches the server with a GitHub Action.
